We have put together a VIP program for landlords who own tenanted properties in Caloundra. We have been working with many reputable real estate’s for almost 5 years, and we felt there was some room for improvement in how even we get jobs done.

With current set ups, as the landlord you normally are at the mercy tradies and tenants. By being remote it can hard to know exactly what is happening. With tradies (who you may not know from a bar of soap), it is a matter of how quickly and efficiently that the tradie can do your work, not to mention if a well informed tenant calls someone out on a weekend.

This can be costly, and really interfere with the returns you are getting out of your property. With our program, we take a proactive approach to maintenance as we want to find the issues before they are problems.

What We Do

We are electricians that aim to be proficient in all areas of electrical, air-conditioning and solar in and around your home. For a fixed service cost, we are able to provide you with the following electrical maintenance requirements.

Labour for fault-finding, repair, and replace the following















Services we offer but aren’t covered:
- Installation of new electrical apparatus. (e.g. install new ceiling fan)
- Installation, fault-finding, repairs or replacement of Air-conditioning systems
- Installation, fault-finding, repairs or replacement of solar PV systems

Items Not Covered:
Supply of parts and/or appliances,
Pre- tenancy smoke alarm checks
Repair, replacement of items and/or components that are covered under the manufacturer’s warranty.

Work that is outside our electrical scope of works, that need to be completed by a seperate tradesperson/technician.

In this program we have taken most of unforeseen costs away and for us to make it work, it is entirely up to us to be super-efficient. We don’t want to have to go out to ‘’sorry there’s nothing wrong’’ nuisance call outs, and we don’t want to have to come back to site because we didn’t have a part in the van. We are rewarded for doing a good job.

The work order process remains exactly the same, where the tenants notify the property managers of an issue, and the property manager raises a work order for us to complete.

At the end of the month, we will invoice out fixed service cost, plus any additional parts (if any) that were used.

This has a minimum 6 months agreement, and then month to month. Should either party, need to withdraw from the agreement, a period of 60 days will be given in writing.
